A loft conversion is one of the largest investments most homeowners make in their property. 1. Can you show me completed loft conversions you have done?

One who is reluctant should prompt further investigation.
2. Who handles the building regulations application?
Building regulations approval is required for every loft conversion. Confirm that the builder will submit a Full Plans application (not just a Building Notice) and that you will receive a Completion Certificate at the end of the project. The Full Plans route involves submitting structural drawings for approval before work starts and is the more rigorous (and more defensible) route. Ask to be copied on the correspondence with building control throughout the project.
3. Do I need planning permission, and will you manage it?
Most rear dormers and Velux conversions are within Permitted Development rights, but your specific property may be different. Ask the builder to confirm the planning position in writing and to handle any planning application required as part of the project. Confirm whether the planning application fee is included in the quote.
4. Who will actually carry out the work?
Some loft conversion companies are primarily sales and project-management operations that subcontract the actual building work. This is not necessarily a problem, but you should know who will be on site. Ask for the name of the site foreman, the subcontractors they use and whether the same team will be on site throughout the project.
5. What is the project programme?
Ask for a written project programme showing the key stages of the build, the expected start date and the expected completion date. A competent builder should be able to give you a week-by-week outline. Ask specifically: what happens if you fall behind schedule? How will you be kept informed of progress?
6. What does the quote include and exclude?
Loft conversion quotes vary significantly in what they include. Make sure each quote you compare specifies: structural steel, insulation, plasterboarding, plastering, staircase, windows, flooring, decoration, building regulations fee, scaffolding and VAT. A quote that omits some of these may appear cheaper but is not comparable. Ask for a fully itemised breakdown.
7. What warranty or guarantee do you offer?
Ask whether the builder offers a structural warranty (10-year warranties from providers such as LABC Warranty are common on new builds and extensions) and what their process is for addressing snagging items after completion. A builder who resists committing to a post-completion snagging process is a warning sign.
